General tips on how I got this property under contract with my buyers: 
 
1. Getting Buyers pre approved with a reputable lender. During their pre approval process, the lender asked for all documents up front so they can be verified. What that means is, the lender will run everything through the underwriter and iron out any kinks that may come up during the loan approval process and get those cleared up BEFORE finding a house so when the time comes to make an offer, they are ready and know there will be NO issues with their final loan approval. 
 
2. Identify Potential Properties: Start by researching and identifying potential properties that meet my buyer’s criteria. This can include factors such as location, price range, size, amenities, and any specific requirements your buyer may have. 
 
3. Conducted Property Showings: Scheduled showings for my buyers to physically view the properties of interest. 
 
4. Negotiate the Offer: Once my buyers have identified a property they were interested in, I worked with them to prepare an offer. This involves negotiating the price, closing cost credits, terms, and conditions of the contract with the seller or their representative. Ensure that all necessary paperwork is completed accurately. 
 
5. Due Diligence: Once the offer was accepted, I helped my buyers with the due diligence process. This included conducting inspections, reviewing property documents, and ensuring all contingencies are met. I negotiated necessary repairs needed to move forward with the property for them to purchase.
 
6. Ordering the Appraisal: The lender orders the appraisal once we gave them the permission to do so. This can normally take up to 10 days for the final report to come back. In this particular situation, the appraisal came in lower than our contract price. I renegotiated a new contract price and more repairs needed to the home.
 
7. Closing Process: Guiding my buyers through the closing process, which involves coordinating with the lender, title company, and any other relevant parties. Ensure that all necessary documentation is completed and that the transaction proceeds smoothly. We do a final walkthrough of the property before the buyers sign and purchase the home to ensure all repairs have been completed per our contract terms and to ensure that the house is still properly maintained and no issues have arisen since the beginning of our contract term.
